Glenwood LN. & Bridge maintenance Assoc.

Meeting was held in the Johansen’s home. On Oct. 19th 2013

Members in attendance: Mike Smith, Gary & SinSing Miller,

Jeff & Jeanna Zimmerman, Doug Johnson, Joe & Shelia Neuman,

Ken Azure.

President called meeting to order at 10:45am

Minutes of last year Sept.08, 2012 were read by Shelley J. and approved.

Treasurer’s report was read by Shelley J. and approved. Acct. Balance as of 10/19/13 was $9,573.11

We started a general discussion at 10:00 am, about our Community getting together for pot luck, BBQ’S, or Pick nick this spring. There are many in the community who would like to see us come together to participate in community events to have an opportunity to get to know our neighbors better. (This would have nothing to do with our road Assoc.) There were a number of suggestions, like getting families with their kids together for snow sledding this winter. ETC. During this discussion, it was suggested that a message board on-line might be a good idea for future events coming up. Leora volunteered to create this on a web page. We had a discussion about the name of our Assoc. Originally our road and bridge agreement was set up by an attorney. We were required by law then to set up an assoc. because we needed a bank account to put the money into paid by each lot in Glenwood, to be able to build our new bridge. It was said that our name, Glenwood H.O.A. sounds like other Assoc.’s that have C.C. & R’s, which we do not.

The legal title is “Bridge Construction & Maintenance agreement of Glenwood Homeowners” an unincorporated association of property owners.

The other (4) documents are named #1.Glenwood LN private roadway agreement of Glenwood homeowners. #2. Grimmett LN., #3 Grover Rd. &#4. Johansen LN. (#2, #3, &#4. having the same wording as # 1.)

The name on our bank acct. is Glenwood H.O.A. SO PAYMENTS OF DUES STILL NEED TO BE MADE OUT TO G.H.O.A.

It was decided to use a different title from now on, ( PAGE 2 ) this new title will be used for everything except the current bank account.

It will be part of our legal title “Glenwood LN. & Bridge Maintenance Assoc. “. So this should help clarify what we are as an Assoc.

  1. OLD BUSINESS;

We had a discussion about BPA. They have the funds this year and have started. They are acquiring the permits from all the government agencies and are doing the engineering for our Bridge abutments. At a cost around $200,000.00! We are very lucky that we gave them access over our bridge when we built it. They will not be able to do the repairs until late summer next year when the water is at its lowest.

We oiled the road and bought one load of rock last Dec. Thanks to Gary and Jake for keeping the pot holes filled.

  1. NEW BUSINESS;

We had a discussion about chip sealing Glenwood LN. We decided that we will continue to maintain Glenwood LN. As we currently do.

There was a discussion about the bumps at the end of our bridge. We decided that we should go back to the way it was 2 years ago. We need to keep the channels at the ends of the bridge cleaned out. We really need everyone to drive very slowly at the approaches to the bridge. We wouldn’t get so many pot holes that way. Please take into consideration that Gary and Jake volunteer their time, tractors and gas to maintain our road.

There was a general discussion about making new signs on Glenwood lane. There were a number of ideas. Leora volunteered to have a sign committee, to come up with some ideas and possible solutions that she and other members will be working on. Please see attached memo.

It was asked if BPA could put in concrete pads at the ends of the bridge to get rid of the pot holes. Jim contacted Ken Adamson (BPA) and asked his opinion about it. Ken e-mailed back and told Jim that in fact he and another co-worker came up with a solution a few years ago and said he would fix the end of the approaches that should solve this problem. He didn’t go into any great detail as to the fix. But sounds good. It would be after they do their scheduled work next summer.

Jim was given a letter to read at the meeting from homeowners (Page3) about Glenwood LN. Please read the enclosed memo written by our V.P. addressing the concerns, which are shared by the entire community.

We would like to remind anyone who may need to have a large load brought across our bridge, that if the railings need to be lowered, please contact one of the officers of our Assoc. for instructions, authorization, and coordination. In the past we have had damage done to the railings and some bolts broken off. We would like to show them the proper way to lower those railings.

It has been a number of years since we have asked for an update of a NEW PHONE AND ADDRESS LIST, AS WELL AS AN E-MAIL ADDRESS (OPPIONAL) . I may not have everyone’s named spelled correctly either. I would like to have that info by the next meeting. It will then get updated into your file. In the past we have sent out a phone and address list to all members in the meeting minutes.   1. ELECTIONS FOR OFFICE OPEN:

Election for President this year. We will vote for Sec/Treas. Next year.

Jim volunteered to serve another term as President. He wants to keep the continuity and communications with BPA in regards to the bridge repairs. We voted and it was passed unanimously. Elections closed. Thank you, Jim!

  1. OPEN FORUM

There was a discussion about SWATCO new recycle can. Jim explained that he had a discussion with every property owner. Either over the phone or in person. Everyone agreed to pay the extra cost to have the can picked up where their existing garbage can is.

We have new neighbors, who bought the Glenwood Store. The owner is Derick Clark and family. We want to welcome them to our community and wish them the best with their new business.
